Heron Bay offers new homes in Lewes for under $230,000

One of the best values at the beach!

Given the harsh winter that most of the East Coast endured, it’s no wonder that new construction at the beach in Delaware is taking off. Not only are buyers ready for coastal living – think sun, surf and some of the best food in the MidAtlantic – but they also want a home that’s tailored to meet their needs and their new lifestyle. New homes at the beach, however, often come with a hefty price tag. That’s not the case at Heron Bay by LC Homes, where prices start at $229,900. And right now, LC Homes is offering 30 percent off on options of up to $40,000, excluding elevations. Plus, buyers who act now can get free stainless steel appliances, including a 25-cubic foot side-by-side refrigerator.

Heron Bay is located in Lewes on the outskirts of the historic downtown area, which recently made Country Living's “Best Beach Towns in America” list. The community is just six miles from Route 1, the major artery that links I-95 to Fenwick Island, the state’s southernmost beach. Homeowners aren’t far from five major supermarkets, including Giant, Food Lion, Superfresh and Safeway. They can also benefit from being near the Historic Lewes Farmers Market, held on Saturdays, and the Rehoboth Beach Farmers Market, held on Tuesdays.

At the height of the summer season, you needn’t fight the crowds. The Rehoboth Art League recently opened RAL Art Studios on Route 9, west of Route 1. The same complex also has a full-service restaurant, Paradigm, which hosts live entertainment. JD Shuckers Seafood Grill & Raw Bar is on Route 24, and Baywood Greens Golf Course is also nearby. But you needn’t leave the community to relax. Heron Bay has its own pool, community clubhouse, exercise room and library.

LC Homes, a Delaware-based, family-owned builder of new homes, is offering six floor plans in Heron Bay, and three homes are available for quick move-ins. The two-bedroom, two-bath Henlopen on site 129 is currently listed for $247,734, and the three-bedroom, three-bathroom Fenwick on site 218 is listed for $263,125. All LC Homes’ new construction feature energy-efficient products. You’ll also benefit from Sussex County’s low property taxes and Delaware’s tax-free shopping – a boon for retirees. And Heron Bay offers another pocket-saving feature: The homeowners’ association fee is just $660 a year.
